You may elect to clean and prepare the home for the next occupants, or you may leave the home without preparing the home for the next arriving occupants. If you know in advance that you will not be fully preparing the home for the next arriving occupants, you may pay a "make-ready fee" at time of your booking, or you may elect to pay the actual vendor charges incurred to make the home ready for the next arriving occupants. The home will be inspected after you depart, and if it is determined that the home requires cleaning, or other activities are required to make the home ready for the next arriving occupants, you will be charged the actual amount of the vendor charges incurred.

The standard arrival time is 4:00 p.m. Arrivals before 4 p.m. are often times not possible based upon cleaning and maintenance requirements. The standard departure time is 10 a.m. Departures after 10 a.m. are generally not permitted. This restriction sometimes comes as a surprise to people who are used to staying in hotels, motels, and resorts. Please try to appreciate the stark difference between the work involved in properly cleaning a private residential home and the time required to clean a much smaller hotel room. It can take up to 6 hours to clean a private residence (hence the reason for the 6-hour gap between check-out and check-in time). Moreover, homes require routine and special maintenance, which must be completed between occupancies. In the rare event that a exception is allowed to the established times, there will likely be a fee charged by the landlord. The only way to be certain of an early arrival is to purchase the night prior to your arrival. The only way to secure a departure is to purchase the night after your scheduled departure. Please call your booking agent to arrange and pay for any additional nights.

Cancellation Policy:  Any booking cancellation request made more than 30 days in advance of the scheduled arrival date will be subject to a booking cancellation fee equal to 50% of the amount paid.  All payments become fully non-refundable if a booking cancellation request is made with 30 or fewer days until the scheduled arrival date, or if 60 days has elapsed since the booking was created.  All payments that become non-refundable, are fully non-refundable irrespective of the cause, or motivating factors, underlying the cancellation, including (but not limited to) cancellations due to early departures; no-shows for any reason; the illness, death, or incapacity, of any: 1) renter 2) authorized occupant 3) family member 4) corporate associate 5) friend 6) or, any other person; or, stays shortened or due to inclement weather, or any other reason. Travel insurance can be purchased and is highly recommended. Please ask for further information or contact your preferred insurer.

Yes, sufficient linens and towels are provided based on the number of authorized occupants listed in the occupancy section of your Rental Contract.

Yes, all of the properties advertised have private washers and dryers inside the properties.

Yes, if you are staying in a private residence and you desire to have the pool or spa heated, there will be a fee to pay the cost of the fuel required to heat the pool or spa. Please be sure to ask for details.

Some properties have telephones and some do not have phones. Please refer to the home's amenities section to determine if the property you are considering has a telephone or not.

All homeowners are required to maintain a professional maintenance contract for their property. The specific level of care for any given house will depend upon the terms and conditions of the Maintenance Agreement the Homeowner has contracted with. All property owners carry minimum maintenance coverage, which must include on-call service for all household emergencies. The definition of what constitutes a household emergency depends upon the individual maintenance agreement. Generally, household emergencies are defined as matters that render the home unable to be occupied safely. Examples of what might be deemed a household emergency are broken windows, door locks, flooding, smoke damage, and roof leaks.

Some individual homeowners do authorize small pets subject to a pet occupancy fee. Expressed, written permission of the landord must be obtained and the pet occupancy fee must be paid in advance at the time the Rental Agreement is executed.
